Fifth Cambria Hotel In Washington, DC, Metro Area Breaks Ground

Choice Hotels International, Inc. (NYSE: CHH), Donohoe Development Company and Koucar Management announce the official start of construction on the Cambria Hotel Washington D.C. Capitol Riverfront. The new-construction, nine-story, 154-room upscale hotel, which is expected to open in early 2021, will become the Cambria brand’s fifth location in the Washington, D.C., metro area. Eight Cambria locations have already opened their doors this year — together representing over 1,100 upscale rooms. Up to four additional Cambria hotels are expected to open in top-tier markets across the country by year-end.

Planned at 69 Q St. SW, the Cambria Washington D.C. Capitol Riverfront will be situated in a rapidly redeveloping area of the city within walking distance to Nationals Park and the new Audi Field soccer stadium. The future hotel will be within three miles of the U.S. Capitol, the National Mall, Smithsonian museums and other major attractions, as well as the popular mixed-use development Yards Park. The Cambria hotel will be a short walk from the Navy Yard Metro Station, which will connect guests to destinations in Washington, D.C., Maryland and Northern Virginia, including Ronald Reagan Washington National Airport.

Detroit Market’s First Cambria Hotel Slated for Downtown Detroit

Metro Detroit’s first Cambria Hotel – a $49 million project – is planned for 600 W. Lafayette (at Third Street) in Detroit. The new construction and partial redevelopment of the former headquarters of the Detroit Regional Chamber will transform an underused building on the west side of downtown’s central business district. Construction is expected to be complete in 2020.

The new construction and partial redevelopment of the former headquarters of the Detroit Regional Chamber will transform an underused building on the west side of downtown’s central business district. Construction is expected to be complete in 2020.

Local developers for the hotel include Koucar Management and Means Group Inc., collectively called 600 Ventures II LLC. A previous plan for the site included condominiums, but the deal was never consummated.

The 154-room hotel will include locally sourced ingredients on the menus and design elements, and include a restaurant featuring chef Fabio Viviani, a rooftop lounge, and office and retail space.

The hotel will also include improvements in plumbing and domestic hot water, lighting and electrical systems, and HVAC and building envelope including roofing, windows, masonry, and air barrier protections, making the building energy and water efficient. Over 20 years, the owner is expected to save $6.5 million in utility and operational savings along with nearly $3.5 million in tax benefits.

PACE Equity in Wisconsin has completed $6.8 million in funding toward the capital stack for the hotel. This is the first new construction PACE project in Michigan, and the largest in the state to date. The project will use a $25 million construction loan, an economic development loan, developer equity, and equity from the opportunity zone program. PACE is funding the remaining 14 percent of the capital stack.

“PACE Equity funding is a great tool for developers to bring in additional, low-cost funding to revitalize communities by either preserving functionally obsolete buildings, adaptively reusing existing buildings, or constructing new buildings in an environment where capital resources are scarce,” says Sonya Delley, Michigan managing director for PACE. “Our capital replaces more expensive funding such as short-term loans or mezzanine, and outside or joint venture equity that developers do not have to raise or source. In this case, PACE Equity also worked alongside state incentives while filling a gap in the capital stack for a project that will continue to make downtown Detroit more walkable and refurbished.”

Providing the developer a turnkey service for the public and private partnership process, PACE completed Lean and Green Michigan approvals, capital stack consent, weekly closing call participation, document management, and its energy engineering study. Through the study, PACE confirmed the amount of funding that was committed upfront, complied with all Lean and Green Michigan requirements, exceeded the state savings-to-investment ratio, and provided the energy savings guarantee.

Funding through PACE also contributed to financing high energy efficient equipment that reduces utility costs and results in energy savings. Lean and Green Michigan works with counties, cities, and nonprofit partners across Michigan and serves as an independent party to review projects, state statute compliance, and country requirements to approve project funding.

PACE stands for Property Assessed Clean Energy and is a way to finance energy efficiency, renewable energy, and water conservation upgrades to commercial buildings. It can pay for new heating and cooling systems, lighting improvements, solar panels, water pumps, insulation, and more.

Cambria Hotel project in Detroit receives $6.8 million in PACE energy efficiency loan funding

The new Cambria Hotel development in downtown Detroit has received $6.8 million in lower-cost energy efficiency funding from PACE Equity LLC as part of its $49 million mixed-use redevelopment project, Crain’s has learned.

A local development group announced plans in March to build the 154-room Cambria Hotel at 600 W. Lafayette Blvd. The hotel will be part of a project that includes restaurants, a rooftop lounge and retail tenants. Construction is expected to be completed in 2020.

Under the Property Assessed Clean Energy program, or PACE, such construction projects as Cambria Hotel that use energy-efficient HVAC, LED lights, insulation, appliances, windows and such water saving measures as faucets, shower heads, toilets, urinals and hot water systems, can be eligible for special loans.

It works like this: PACE allows business property owners to receive long-term loans for energy upgrades at fixed interest rates by working with local taxing bodies to repay the loans through their property tax bills.

Working with PACE administrator Lean & Green Michigan, PACE Equity funded the Cambria Hotel project. It is believed to be the largest PACE project in Michigan, PACE officials said. Approximately 14 percent of the funding for the redevelopment project came from PACE.

“PACE Equity funding is a great tool for developers to bring in additional, low-cost funding to revitalize communities by either preserving functionally obsolete buildings, adaptively re-using existing buildings or constructing new buildings in an environment where capital resources are scarce,” Sonya Delley, Michigan managing director with PACE Equity, said in a statement.

Energy-efficiency improvements at the Cambria Hotel will include plumbing and domestic hot water improvements, HVAC, lighting and electrical system upgrades and building envelope improvements. These include roofing, windows, masonry and air barrier protections.

Over 20 years, the property owner is expected to save $6.5 million in utility and operational savings, together with nearly $3.5 million in tax benefits, resulting in a savings of nearly $10 million.

The Cambria Hotel project is a partnership between Choice Hotels International Inc. (NYSE: CHH) and 600 Ventures II LLC, a joint venture that includes The Means Group Inc. and Holdwick Land Development LLC, both based in Detroit, and Troy-based Koucar Management.

“PACE Equity has been a great partner through the process of bringing this new construction PACE project to life here in Detroit,” said Bali Kumar, CEO of Lean & Green Michigan. “We are thrilled that PACE financing is proving that when building beyond the minimum baseline of code, you don’t have to choose between cost-effectiveness and energy efficiency.”

At least 32 local governments in Michigan have approved PACE, including St. Clair, Wayne, Macomb, Oakland and Washtenaw counties, to participate along with 10 such cities as Southfield, Royal Oak and Troy. Local taxing districts must approve PACE because payments for the projects are collected as if they are property taxes.

New Portland hotel will grow hops on rooftop for local brewer

A 102-room “brewtel” with a craft beer theme plans to tap into the local craft beer scene by growing hops on its rooftop to sell to a local brewer.

Slated to open in early 2021, it will employ 40 full-time and an unspecified number of seasonal workers

The Cambria Hotel chain’s first property in Maine will be located at 25 Hancock St. among the new WEX and Covetrus headquarters buildings and Shipyard Brewing near the city’s east end.

The six-story hotel will have an indoor-outdoor bar on the rooftop, where owners also plan to grow hops for partner Shipyard and serve local food on a menu curated by celebrity chef Fabio Vivani.

Slated to open in 2021, the new-construction, six-story, 102-room hotel broke ground yesterday during a strong year for the upscale Cambria brand in which six hotels have already opened their doors, with up to seven more hotels representing over 1,100 rooms expected to open in top-tier markets across the country before the year’s end.

The milestone was marked in an event attended by state and local dignitaries as well as prominent Portland business leaders. Featured speakers included Economic Development Director Gregory A. Cambria Hotel Portland breaks ground, expected to open in 2021

Downtown Portland is gaining another new hotel.

Cambria Hotel Portland broke ground Monday for its future location on Hancock Street.

The building will have 102 rooms, meeting spaces, a fitness center, a restaurant and rooftop bar.

This is the company’s first hotel in Maine.

The plans call for the hotel to open in early 2021.

Construction underway on ‘upscale’ hotel in Portland

PORTLAND (WGME) – Construction is underway on another hotel in Portland, as the city continues to attract companies from around the country.

Cambria Hotels, which calls itself “Upscale Brand,” held a groundbreaking Monday at 25 Hancock Street, right next to Shipyard Brewery.

Cambria Hotels says it plans to blend in with Portland.

“Portland, Maine is one of the coolest, fastest-growing cities in the country. It’s a place that’s great for business and it’s also great for leisure travel,” Janis Cannon of Upscale Brands Choice Hotels International said. “We’re not coming into Portland to try and tell people how to do Portland, but we’re coming into Portland to deliver what Portland is and what Portland wants to be.”

The hotel has locations in major cities including New York, Chicago and D.C.

It’s scheduled to open in early 2021.
